New 126,000 SF Spec Warehouse Construction – Marlborough, MA

This project included a complete site development and utility installation for a new 126,000-square-foot speculative warehouse facility in Marlborough, Massachusetts. Key components of the project included:

• Installation of approximately 3,500 linear feet of erosion control measures.
• Clearing and grubbing approximately 10 acres.
• Stripping and exporting approximately 18,000 cubic yards of topsoil.
• Drilling, blasting, and on-site processing of 14,000 cubic yards of ledge rock.
• Cutting and filling 46,000 cubic yards of material.
• Excavation and backfill for building foundations. fine grading, and preparation for concrete slab installation.

The utility installation components of the project included:

• Install 745 linear feet of 8” sanitary sewer with 4 sewer manholes, installed within a public right-of-way.
• 2,680 linear feet of new 8” water main with associated hydrants and gate valves.
• 10,700 linear feet of 4” thru 24” storm drainage pipe
• Installation of 16 manholes, 18 catch basins, 4 water quality treatment units, 4 outlet control structures, and a new 4’x4′ precast box culvert.
• Construction of a new open-air infiltration pond.

Electrical infrastructure included:

• 970 linear feet of electric duct bank
• 4 new electric manholes and 2 oil containment structures
• Installation of 19 log light bases and 2,603 of site lighting.

The final site work included fine-grading and preparation of 17,500 square yards of pavement.
